TC Developments Corporation (TCDC) is a real estate development company based in Cagayan de Oro. It develops residential, commercial, office and industrial projects for sale or lease.​ It also invests in properties for future sale.

JC Property Consultants (JCPC) is a property management and real estate brokerage company operating in the Philippines. We provide property management services to offices, retail centers and residential condominiums or subdivisions. Our real estate brokerage caters to potential homeowners, investors or developers looking to sell or buy properties.

We have the experience to negotiate complex transactions for local and international groups. We know that the process of acquiring raw land is sometimes tricky with many challenges along the way. We work with our clients all the way to resolve all problems and get the deal done.

SOME OF OUR PROJECTS

Acquisition of 15 ha property for subdivision development.

Aided the buyer in acquiring a 15 hectare property. JCPC handled the consolidation of up to 300 subdivided lots. It also fast tracked the consolidation from a period of 12 months to 6 months only. It also negotiated the acquisition of an adjacent property at a price 40% lower than the buyer's target acquisition cost.

Acquisition of 40 ha property for mixed use development.

Aided the seller in divesting a 40 ha property. JCPC presented the property to various buyers and the ultimate buyer was closed at a price two times the market rate.

Acquisition of 2 ha property for an international organization.

Aided the seller in divesting its 2 ha property. JCPC handled the resolution of multiple issues related to informal settlers, right of way, claimants and a multitude of other problems. The deal took 2 years to fix but eventually pushed through. The property had been for sale for 10 years already but due to the issues would never get sold. JCPC was able to finish the deal at a price 30% above the market rate.

Office Facilities Leasing

Stake in an office facilities leasing company with 19,000 square meters fully leased and an upcoming 40,000 square meters available for lease in 2020.

VLC One, Cagayan de Oro​

A commercial and office building (5 floors) located in Pueblo de Oro, IT and Business Park. It is currently fully leased and serves as the headquarters for the VIC Group of Companies.
